Canyon Lake is a private, gated community of around 5,000 homes built around a 540-acre lake, with roughly 37 miles of private roads. I cover all of it (ZIP 92587). A few areas and the kind of work these homes tend to need:

Waterfront & dock homes — sun and water exposure is tough on exterior wood, railings, gates, and hardware. Dock-adjacent decks, fascia, and fence work are common here.

You get a real price upfront. If you can describe the job and send me a photo, I’ll give you a number before I ever show up. If that approach isn’t feasible can get you an estimate that I stick to.

I work alone, and that’s a feature, not a bug. When you book with Briggs, I’m the one who shows up and does the work. You’re not getting a rotating crew of subs. You know exactly who’s coming into your home.

I respect the house. I clean up. I don’t leave a mess. If I move something to do a job, I put it back. Sounds basic, but it’s apparently not that common.

No minimum job size. Some companies in the area have minimum charges of $300 or more. If you have a small repair that’ll take 20 minutes, I’m still happy to come out. Those small jobs are how I build relationships with customers who become regulars.

How much do handyman services in Canyon Lake cost? It depends on the job, and I’ll always tell you before I start. Small repairs like a faucet swap or a ceiling fan install typically run $200–$350 depending on complexity. Larger jobs like drywall repair, fence work, or a day of mixed tasks are quoted based on scope. I don’t have a high minimum charge — if the job is quick, the price reflects that.

Do you do work for rental properties or landlords? Yes. Between tenants is a common time — repairs, paint touch-ups, appliance swaps, door hardware, that kind of thing. I can also help with move-out punch lists.
